New Phase of Construction Underway

Construction is progressing well, with soil improvement and pile installation activities currently underway. Mass excavation has now begun and will continue over approximately the next 60 days. Foundation work is expected to start within the next 45 days.

Please note that Florida Power & Light will be performing intermittent power outages over a two-to-three week window as they transfer overhead power lines underground. This work is part of FPL's community storm-hardening improvement plan and will help improve grid reliability in the neighborhood during storm season.

Sidewalk and parking lane closures along Tigertail Avenue and Mary Street remain in effect for safety reasons as mandated by the City. Construction vehicles will continue to follow the designated route shown in the aerial image to the right, avoiding smaller internal neighborhood roads to minimize traffic impacts to our community.

FAQ — The WELL Coconut Grove

Frequently Asked Questions

Answers to the most common questions we've received from our Coconut Grove neighbors.

The Project

What is being built and why

The Well Coconut Grove is designed to be a curated space focused on health, connection, and well-being. Once complete, it will serve as a wellness destination for both residents and visitors, showcasing the natural spirit of the Grove.

Soil Improvement commenced in December 2025, with vertical construction expected to begin by Fall 2026. We appreciate the community's patience and support as we work to bring this project to life.

The barrier wall has been installed in accordance with City safety guidelines to protect the public during active construction. The art fence is a more aesthetic alternative to traditional chain-link fencing. We're committed to minimizing disruption as much as possible.

Construction Impacts

Traffic, noise, dust, and day-to-day disruptions

We are working closely with the City to manage traffic flow and minimize disruptions. Temporary lane closures may be necessary at times, but trained flagmen will be on-site. We greatly appreciate your patience and understanding during this time.

Regular street cleanings help minimize dust and debris, and all work is conducted within permitted hours to limit noise disruptions. Maintaining a clean and safe environment remains our priority throughout the project.

We are coordinating with the City and County on walkability during construction. We installed a temporary mid-block crosswalk on Mary Street to help maintain safe and accessible routes for families, students, and neighbors. Any new crosswalks are subject to Miami-Dade County's approval.

For safety purposes, the City has mandated that sidewalks and parking lanes abutting the property remain closed during construction. We installed a temporary mid-block crosswalk on Mary Street during the demolition phase to support walkability.

The perimeter barricade, fence, and number of gates are all compliant with the approved MOT plan. Multiple gates improve the maneuverability of delivery vehicles, avoiding the queuing that would result from a single entry and exit point.
